A new study confirms that the escalation of rental prices in Spain is advancing and is not only a matter of Madrid and Barcelona. According to data collected by a real estate portal, the prices of rentals last September were in Spain, on average, 16.08% above the prices of September 2017.
The study offers precisely data of provinces and their capitals and shows a new trend. If, until recently, the cities of Madrid and Barcelona led the increases, they are now a little lower than the increase registered in all of their provinces. For the director of studies of the portal this is a sign that, with the escalation of prices in the neighborhoods of greater demand, "begins to see some migration to less central areas or other nearby cities."
Both cities are still the most expensive in Spain in absolute terms. In Madrid the rented apartments have an average area of 115 square meters and the monthly rent amounts to 1,758 euros. In Barcelona the average price is a little lower, 1,749 euros per month, but so is the average size (99 square meters). San Sebastián is the third with 1,513 euros (for 91 square meters), while Malaga is the provincial capital where prices increased the most last year, 19.89%.
