It could be said that there are more apartments for rent than ever, although due to the high demand, they are not enough, which causes prices to rise.
In this last year the rental of housing has skyrocketed in cities such as Madrid or Barcelona, where it is a challenge to find a flat in less than two months. According to a study by the real estate portal Idealista, 12% of the flats rented in Spain in 2017 were less than 48 hours on the market.
The increase in demand for rentals is not only positive for the real estate market, it is also a boom for appliance stores, bar turning shops and furniture, restoration and polishing of floors, household items, etc.
Given the high demand for flats and the difficulty of being the chosen tenant, you pay more than you would have paid at another time for old floors, with the floor raised or without any furniture.
A big mistake is to think that the tourist rental is more profitable, but it is not always the case. The tenants know the conditions in which they rent the flat, but never how will they find it when the tenants leave.
In view of the increase in the demand for rentals, precautions must be taken both for tenants and tenants: do not take the first bargain we see published or rent the apartment to anyone.
