The rent of houses in Madrid has not grown despite the fall of the market of sale during the crisis. The increase in demand and the strong entry of investors have altered the normal functioning of this market and there has been a rise in prices. According to some real estate portals, free rental housing has increased in a year by 14.6%.
It is said that it could be forming a new housing bubble. And a fact to detect it is that the number of applicants has grown because they can not go to the free market. They consider, however, that public rent is not the panacea to reverse this situation, but must be the instrument to give a residence to groups with few resources or to young people who can not go to the free market.
We face a small percentage of rental housing in the capital, 1%, according to municipal sources, compared to 16% in London or 19% in Paris.
Recently the regulation has been modified to be able to access a social housing for rent.
