House prices to rise by 2-3% in the final stretch to 2024, surpassing all-time records

Published on August 29th 2024

The Spanish property market continues to show signs of robust growth, according to a recent analysis by the aProperties team. House prices are forecast to increase by between 2% and 3% in the last quarter of 2024, surpassing historical records achieved to date.

Despite global economic uncertainty and fluctuations in financial markets, demand for housing in Spain's major cities remains remarkably strong. This price growth is being driven by several key factors:

  • Supply Shortage in Premium Areas: In the most sought-after areas, supply remains limited, while demand is steadily increasing, creating pressure that is pushing prices steadily higher.
  • Influx of Foreign Buyers: The attractiveness of the Spanish property market for international investors continues to grow, especially in coastal areas and desirable urban destinations.
  • Safe Investment Haven: In a context of financial instability, real estate continues to be perceived as a safe and profitable investment.

The aP team's analysis points out that this price increase will be most pronounced in cities such as Madrid and Barcelona, as well as in the country's most exclusive coastal areas. ‘We expect the residential market to close 2024 with sustained growth, consolidating this year as one of the most dynamic of the last decade in the real estate sector,’ says Oscar Vall, COO of aProperties.

This increase in prices is also reflected in the rental market, where a similar behaviour is anticipated. Rents in the most competitive urban areas are projected to continue to rise, driven by high demand and limited property availability.
